Once you have selected your licensed Deer Valley retailer, the process of building your manufactured or modular home is relatively simple. The retailer, in conjunction with Deer Valley associates, will steer and assist with each component of your home from beginning to completion.

After you select your floor plan — whether it be manufactured or modular, single, double, triple wide, or four section customizable, the retailer will contact Deer Valley Homebuilders to determine pricing based on your selected design, desired construction, and additional options. They will inspect your site or assist in site location to determine any necessary land preparation. Any questions you have regarding financing, insurance(s), or any other aspect of your home construction, will be happily answered by your chosen retailer.

Home Specification Process and Design Services

Deer Valley’s sales and engineering departments assist clients through the home specification and confirmation process. An account manager is assigned to your selected home center to manage the process from initial information gathering, through to construction, and finally to completion and aftercare. The process looks like this:

  • Provision of Home Specification Sheet including all selected options for confirmation
  • Provision of home layout/print for confirmation
  • Coordination of home construction schedule, including final finish
  • Decor – options consulting
  • Manual J 8th edition HVAC optimal duct energy efficiency calculations (overhead ducts)
  • HUD Code and State Modular Code submittals – approvals
  • Quality/code assurance in conjunction with NTA 3rd party Engineering and State Approval Departments

Hot Water and Proper Water Heater Preparation?

A: It is imperative to a new home owner that the water heater breaker not be switched to the on position prior to filling the tank with water. A common issue in new homes is turning on the power before filling the tank with water, which causes the heating elements to burn up immediately.

Where are my phone, cable, or media jack hookups located?

All newly constructed Deer Valley Homes have a central location for these hookups. They will be opposite the “hitch” end of the home on the center line, approximately 2-4 feet from the end marked “communication” cables.

What is the black barrier beneath my home?

This black material is known as Cemplex or “Bottom Board.” This serves as a vapor barrier for the bottom of your home, preventing moisture infiltration. This should be maintained by the homeowner periodically to make sure there are no penetrations, and if there are, to ensure that they are sealed. Materials required to do this would include heavy tape, spray adhesive, or new bottom board material insulation. The main causes of damage to this are from plumbing changes, HVAC, and/or cable/phone line installation. It is the responsibility of each installer to ensure the home is sealed wherever connection points or penetrations have occurred.

Properly Venting Your Dryer?

It is important to vent your dryer to the outside of your foundation as the exhaust creates moisture. Moisture beneath your home is to be avoided completely. This is solely the responsibility of the homeowner and vitally important to prevent moisture buildup under the home. The vent hole is precut at Deer Valley during the production of your home, and used for the installation of the clothes dryer and dryer vent by the homeowner.

Why can canister lights flicker or stop burning periodically?

Canister lights typically require a specific type of bulb to function properly. High wattage bulbs are not intended for use in canister lights or flickering can occur.

Ground Fault Interrupt Receptacles – Protection for You?

Power can be lost as a result of a tripped GFI receptacle. This happens when too many cords are plugged into one main receptacle in effort to draw excessive power. The GFI receptacle is designed to “trip” to prevent an overload of a circuit and prevent any damage to the home. Should you have a partial power outage, please reset the GFI receptacle in the surrounding area. If this does not cure the issue, please contact Deer Valley Homebuilders.

What is the blended air system?

The blended air system is the most efficient way to introduce fresh outdoor air to the interior environments. It works in conjunction with the furnace blower and existing duct system enabling a cost-effective way to substantially improve indoor air quality and help control attic condensation/moisture in your home.

Roof Maintenance?

Your roof should be checked annually with preventative care to make sure any and all penetrations are sealed properly. Proper roof sealants can be purchased at any major home improvement store.

Moisture Control Recommendations

  • Follow the recommendations of the manufacturer to maintain low levels of moisture in your home (See Setup Manual).
  • When moisture-producing activities (cooking, bathing, etc) are occurring, operate exhaust fans.
  • Avoid hanging clothes to dry within your home.
  • Vent all fuel burning appliances.
  • Avoid using humidifiers.
  • Avoid having large quantities of houseplants, pools of water, and other moisture-producing conditions inside your manufactured or modular home.
  • Place a vapor barrier (such as plastic sheeting) on top of the ground underneath your home.
  • Ventilation openings should be provided in skirting.
  • Standing water beneath your home is prohibited. Your installer must ensure there is proper grading to allow moisture removal from your premises.

If your home was built prior to 2013, it should contain GE appliances. Please be prepared to give the model and serial number of the unit in question when you call the warranty hotline at (800) 386-1215. Be aware that GE warrants new products for one year from the date of purchase. If your home was built in 2013 or later, it should contain Frigidaire appliances. The number for warranty service is (800) 905-9505 and the warranty period for Frigidaire is one year from the date of purchase of the home.
